The Commercial Real Estate Department is among the Firm's strongest areas of specialization. Members of the Department have been involved with projects ranging from the $250 million asset acquisition from publicly held Real Estate Investment Trusts (REITs) to acquisitions of industrial parks, office buildings, large apartment complexes and residential developments. The Firm has been involved in nearly every conceivable type of real estate transaction including:

The Firm offers "one stop shopping" for a real estate developer, as we provide all the services in a commercial real estate transaction from inception to conclusion.

We will work with you at the start of a deal with the initial negotiation, as well as drafting and executing a contract of sale, which is one of the most important tasks in a project, since it sets the boundaries, rights and obligations of the various parties. A tremendous amount of money and legal exposure can be saved during this process through the proper advice.

Once the contract is executed, we provide assistance and guidance in the due diligence phase of the contract. This enables you to have in-depth and professional studies of various issues such as environmental conditions, engineering feasibility studies to determine the adequacy of the site for the proposed development, zoning analyses to determine the maximum square footage yield the site can accommodate under present zoning ordinances, availability of financing, entity structuring, leasing and tax matters.

At the conclusion of due diligence, if you elect to proceed, we would draft and negotiate contracts with your architect, engineer and contractor. Through our Corporate and Finance Department, we can assist with the placement of construction and/or permanent financing, and we would represent your interests in the closing of those loans. We will then guide you through the administration of the construction contracts, interfacing with the architect and engineer, as well as the construction lender. Upon completion of the construction, we would insure the proper release of all construction and performance bonds, establishment of maintenance bonds, placement of leases and the conclusion of the project.
