The Zoning and Land Use Department is among the Firm's strongest areas of specialization. Members of the Department have been involved with projects of various size and scope throughout the State, ranging from minor subdivisions to major regional shopping centers to major subdivisions involving multiple phases. The Department has expertise in all types of projects such as residential or mixed residential/commercial developments, office buildings, banks, office complexes and campuses, hospitality industry developments and, golf courses and other recreational facilities.
In coordination with the Firm's Commercial Real Estate and Corporate and Finance Departments, the Zoning and Land Use Department handles real estate ventures from inception to completion. The Departments work in close harmony in the preparation of various contracts, as well as the structuring of various commercial real estate and land development transactions.
Overall, the Department prides itself on acting as a quarterback in coordinating and navigating developments through the various agencies in order to bring about the desired result for the client. We will provide representation before Municipal and County Boards and/or Agencies and where required, we will also provide representation before State and Federal Agencies, including but not limited to the Department of Transportation, the Department of Environment Protection, Coastal Area Facility Review Board, Pinelands Commission, Meadowlands Commission, etc. The Department's Members, through their experience and training, bring an insight to each development which often adds value to the development, reduces the time necessary to obtain the necessary approvals and often results in a reduced cost to the project as a whole. Additionally, the Members of the Department work constructively and efficiently with the Developer's team, as well as the professionals from the reviewing agency.
Through the attorneys in the Department, and with other members of the Firm, we provide representation that is expeditious, cost-effective, and successful.
The Zoning and Land Use Department is chaired by Partner Peter S. Falvo, Jr., who has devoted his more than 30-year professional career to land use and development matters. Additionally, he has served as a Developer in his own right, and as such is acutely aware of the concerns of the real estate owner/developer, thereby offering a value-added element to his representation of those clients.

process, as he previously served as the Mayor, Deputy Mayor
and Committee member of Middletown Township, Monmouth
County's largest municipality, and has also served as a
member of its Planning Board. The Department is further
supported by Partner Jennifer S. Krimko, the former law clerk to Lawrence M. Lawson, the Monmouth County Assignment Judge who is charged with reviewing appeals from municipal zoning decisions.
